Terms & Conditions of Use

1. Definitions
In these Terms, the following words carry the meanings assigned below:
“Platform” means the PropLeague web application, mobile application, and all associated services operated by the Company.
“Broker” means any registered real estate agent, channel partner, or brokerage firm who has created a verified account on the Platform.
“Demand Broker” means the Broker who holds or originates a buyer or tenant lead.
“Supply Broker” means the Broker who holds listings, inventory, or access to sellers, landlords, or developers.
“Lead” means any buyer, tenant, seller, or landlord whose requirement or property details have been shared by a Broker on the Platform, whether fully or partially disclosed.
“Registered Lead” means a Lead that has been formally logged on the Platform under a Demand Broker’s account, with a timestamp of first registration.
“Co-Broking Connection” means the act of two Brokers agreeing to collaborate on a Lead through the Platform, governed by these Terms and any additional agreement executed through the Platform.
“Deal” means a transaction — purchase, sale, lease, or rental — that originates from or is facilitated through a Co-Broking Connection on the Platform.
“Commission” means the brokerage fee payable by a buyer, seller, builder, landlord, or tenant to a Broker or Brokers as consideration for facilitating a Deal.
“PropLeague Trust Score (PTS)” means the dynamic numerical score assigned to each Broker based on their conduct, deal history, reviews, and compliance with these Terms.
“Blacklist” means the publicly accessible register maintained by PropLeague of Brokers who have been permanently banned from the Platform.
“Agency Account” means a Company or Brokerage firm account on the Platform under which individual employees or agents operate as sub-accounts.
“Sub-Account” means an individual user account linked to and operating under an Agency Account.
2. Eligibility & Registration
2.1 The Platform is exclusively available to registered real estate agents, brokers, and brokerage firms. Registration requires submission of a valid RERA registration number, PAN, and government-issued identity proof.
2.2 Each individual or firm may maintain only one active account on the Platform. Creating duplicate accounts — including through a different phone number, email address, or identity — is a violation of these Terms and will result in immediate suspension of all accounts.
2.3 Sub-Accounts created under an Agency Account are bound by these Terms in their individual capacity as well as jointly with the Agency Account holder.
2.4 The Platform reserves the right to verify the authenticity of all registration documents at any time and to suspend or terminate accounts where information is found to be false, incomplete, or misleading.
3. Co-Broking Obligations
3.1 Agreement upon Connection. When a Demand Broker and a Supply Broker initiate a Co-Broking Connection on the Platform, both parties automatically enter into a binding co-broking arrangement governed by these Terms, the terms of any Commission Split Agreement executed through the Platform, and applicable Indian law.
3.2 Obligation of good faith. All Brokers agree to conduct every Co-Broking Connection in good faith, with transparency regarding lead status, property details, and deal progress.
3.3 Prohibition on direct poaching. Once a Co-Broking Connection is established, neither the Demand Broker nor the Supply Broker may, directly or indirectly:
- Contact the counterparty’s client or property owner with the intent of bypassing or excluding the other Broker from the Deal;
- Offer the client a different property, or offer the seller/builder an alternative buyer, outside the scope of the registered Co-Broking Connection;
- Encourage or assist the client to contact the other party’s counterpart directly in order to conclude a transaction without the co-broker’s knowledge.
3.4 Prohibition on deal concealment. If a Deal connected to a Co-Broking Connection is concluded — whether directly or indirectly, whether within the Platform or outside it — both parties are jointly obligated to report the Deal closure on the Platform within seven (7) calendar days of the transaction being concluded. Failure to report constitutes a material breach of these Terms.
3.5 Commission split honouring. Where a Commission Split Agreement has been executed through the Platform, the party receiving the Commission from the client, builder, or developer is obligated to transfer the co-broker’s agreed share within the timeline specified in the Agreement, and no later than 14 calendar days from receipt of Commission.
4. Prohibited Conduct
The following acts are strictly prohibited on the Platform and constitute grounds for immediate suspension or permanent ban:
4.1 Broker Bypass (Co-Broker Cutting): Deliberately excluding a Demand Broker or Supply Broker from a Deal that originated from a Co-Broking Connection on the Platform, with the intent to avoid paying the agreed Commission split or to retain the full Commission.
4.2 Lead Poaching: Using contact information, property details, or lead data accessed through the Platform to initiate direct contact with another Broker’s registered client or property, outside the scope of an agreed Co-Broking Connection.
4.3 Side Dealing: An employee or Sub-Account user using leads, contacts, or builder relationships accessed through an Agency Account to conduct transactions in their personal capacity, without the knowledge and consent of the Agency Account holder.
4.4 False Reporting: Submitting false, misleading, or incomplete information regarding a Deal closure, Commission amount, or Commission payment status on the Platform.
4.5 Identity Fraud: Registering on the Platform using another person’s identity, RERA registration, or business credentials.
4.6 Account Duplication: Creating or operating more than one account — whether individual or agency — with the intent to circumvent restrictions, penalties, or bans applied to an existing account.
4.7 Harassment or Coercion: Using the Platform to harass, threaten, or coerce another Broker, client, or property owner.
4.8 Manipulation of Trust Score: Any attempt to artificially inflate a PropLeague Trust Score through fabricated reviews, false deal reports, or coordinated manipulation.
5. PropLeague Trust Score
5.1 Every Broker maintains a PropLeague Trust Score (PTS) that is calculated on the basis of Deal Integrity, Co-Broker Reviews, Builder Verifications, and Platform Activity as described in the PropLeague Trust System documentation.
5.2 The PTS directly determines the Broker’s tier, visibility on the Platform, access to listing inventory, and eligibility for builder connections.
5.3 PropLeague reserves the right to adjust, recalculate, freeze, or reset a Broker’s PTS at any time in connection with a dispute, investigation, or verified violation of these Terms.
5.4 A Broker whose PTS falls below 400 will be placed in Restricted status and will be unable to initiate new Co-Broking Connections until the score recovers through compliant activity.
6. Dispute Resolution
6.1 Filing a Dispute. Any Broker who believes another Broker has violated their co-broking rights — including but not limited to Broker Bypass, Lead Poaching, or Commission non-payment — may file a Dispute through the Platform’s Resolution Centre within 30 days of the alleged incident.
6.2 Investigation. PropLeague’s Trust & Safety team will review all submitted evidence from both parties. During investigation, the accused Broker’s ability to initiate new Co-Broking Connections may be suspended.
6.3 Outcomes. Following investigation, PropLeague may issue one of the following outcomes:
- Dismissed: Insufficient evidence; no action taken.
- Warning: A formal warning recorded on the Broker’s account, visible in internal records.
- PTS Deduction: A reduction in PTS commensurate with the severity of the violation.
- Temporary Suspension: Account suspended for a period of 30–180 days.
- Permanent Ban: Account permanently deactivated; Broker added to the PropLeague Blacklist.
6.4 Appeal. A Broker may appeal a decision once, within 7 days of receiving the outcome, by submitting additional evidence. The appeal decision is final.
6.5 External remedies not excluded. Nothing in these Terms prevents an aggrieved Broker from pursuing civil or legal remedies available under Indian law independently of the Platform’s dispute resolution process.
7. Consequences of Violation
7.1 Permanent Ban. Brokers found to have committed Broker Bypass, Side Dealing, or repeated violations will be permanently banned from the Platform. A permanent ban is irreversible. No future account — under any name, phone number, or entity — associated with the banned individual or firm may be created on the Platform.
7.2 PropLeague Blacklist. Permanently banned Brokers will be listed on the PropLeague Blacklist, which is a publicly accessible record containing the Broker’s name, RERA registration number, city, and the category of violation. This list is shared with PropLeague’s registered builder and developer partners.
7.3 Impact on business relationships. PropLeague will notify its registered builder partners of any permanent ban. PropLeague does not control how builders respond to this information but provides it as part of its commitment to maintaining a trustworthy network.
7.4 No refund of fees. Any subscription fees, listing fees, or other payments made to PropLeague prior to a ban are non-refundable.
8. Agency Accounts and Sub-Accounts
8.1 The Agency Account holder is jointly responsible for the conduct of all Sub-Accounts operating under their account.
8.2 If a Sub-Account is found to have committed a violation, the Agency Account holder’s PTS will also be affected.
8.3 Sub-Account users must not use any leads, contacts, or builder relationships accessed through the Agency Account for personal transactions or external dealings not sanctioned by the Agency Account holder.
8.4 The Agency Account holder may report a Sub-Account user’s misconduct to PropLeague, which will be treated as a first-party report and fast-tracked for investigation.
9. Limitation of Liability
9.1 PropLeague is a technology platform that facilitates connections between independent brokers. It is not a party to any Co-Broking Connection, Deal, or Commission arrangement between Brokers.
9.2 PropLeague does not guarantee that any Deal will close, that any Commission will be paid, or that any Broker will honour their co-broking obligations.
9.3 PropLeague’s liability for any claim arising from use of the Platform is limited to the amount of fees paid by the affected Broker to PropLeague in the 12 months preceding the claim.
10. Amendments
PropLeague reserves the right to amend these Terms at any time. Brokers will be notified of material changes via email and in-app notification at least 14 days before they take effect. Continued use of the Platform after the effective date of any amendment constitutes acceptance of the revised Terms.
